• 고객사 지원 업무
  • 주간 업무회의 참석(시설운영 컨설팅, 현황보고, 변동사항 컨설팅 등_Conference call)
  • 운영관리 연간 예산 계획수립 및 PO 작성
  • 고객사 요청업무에 대한 대응(운영방안 검토 등), 시설 및 설비 운영관점의 검토, 영문 report 지원 및 이메일 회신 업무
  • 임대인과의 의사소통 채널 관리 및 협의 지원
  • 각종 이슈 발생에 대한 선제적 대응 및 민원관리
• 고객사 대행 업무
  • 각종 대관업무 대응 및 수행(관공서, 경찰서, 소방서 외)
  • 유지보수 및 소모성 자재 업체선정, 계약 비용 집행
  • FM 지원 서비스(보완업무 지원, 소모성 자재 구매, 수도광열비 관리)
  • 각종 시설물(화물용 승강기, Rack 설비, 조명기구, 전기차 충전소, 쓰레기 배출업체, 재활용수거 업체) 대행업무 관리감독
  • 창고운영(삼구이엔씨), 화물차량(한진물류), 직원식당 등 시설 관련 업무 지원 및 협의
• 추가지원
  • VIP(글로벌 본사 및 지사 담당자 방문)에 따른 의전/고객 응대 및 센터 브리핑 지원
  • ESG경영(에너지 절감, 환경경영 등) 지원 및 컨설팅(Benz 본사 및 지사 응대)
  • 추가 임차 물류센터(용인 국제물류센터) FM 업무 지원(보안설비 및 비품구매 등)
  • 강우, 강설 등 기사에 따른 야회 구간 유지관리 및 센터 조경관리
  • 센터 내 근로자에 대한 근무여건(온/습도 등) 관리 및 개선 활동

자격요건

• 소방안전관리자(특급)
• 건물 시설팀 및 기계팀장 경력 우대
• 영어 가능자(쓰기, 읽기, 듣기, 말하기)

업무 범위

1. 부동산 관리의 범위는 아래에 명시된 내용을 포함하지만, 이에 국한되지 않습니다.

a 부동산의 유지보수, 관리 및 일상적인 운영과 관련된 서비스 제공양식의 맨 위

b. 현장 유지보수 및 현장 관리 활동 간의 원활하고 효율적인 운영을 보장하기 위한 최선의 노력.;

c. 부동산과 관련된 직업 건강, 안전 및 환경에 관한 법률, 규정, 요구사항 및 지침들을 준수하기 위한 최선의 노력.;

d. 업무 수행에 있어 완전하고 적합한 지원과 숙련된 업무 처리.;

e. 부동산과 관련된 모든 서비스에 대한 유지보수 및 수리 작업의 품질 관리.;

f. 건물 운영에 관련된 주요 계획 및 장비 문제, 일반적인 수리 및 유지보수 사항, 위험 관리 문제, 예정된 자본 지출 항목 등에 대해 필요한 정기적인 보고를 지정된 LB PM에게 보고.;

g. 현장 직원이나 계약 업체를 지정, 관리 및 감독.;

h. 정확한 운영 여부를 확인하기 위해 필요한 경우, 부동산의 검사를 수행하며 공용 공간의 검사 및 청소 기준의 평가도 포함함.;

i. 임차인과 협조하여 업무 환경에 만족할 수 있도록 시설 인프라를 운영 관리.;

j. 운영상의 문제를 보고하기 위해 임차인과 정기적인 회의에 참석하며, 필요한 경우 보고서를 영어로 작성하여 문서화.

k. 임차인이 청구 과정 및 임차인의 요구사항을 반영 하기 위해 예산 지출 내역 작성.

l. 임차인이 필요로 하는 소모품 구매.

m. 임차인의 VIP와 협력.

n. 유지보수 및 서비스 계약을 실행하고 관리하며, 유지보수 계약에 대한 입찰 및 분석.

o. 입찰 과정을 관리하고, 전체 건물 관리 기능을 제공하기 위해 필요한 모든 하도급 계약 지정.

p. 관련 법규에 따라, 소방안전담당자 등과 같이 적격/자격 필요.

2. 아래를 포함하지만 이에 국한되지 않는 유지보수 작업 목록:

a. 부지내 하중지지 그리고 그외 구조물의 전반적인 유지보수.

b. 도크 및 하역 지역, 트럭이 이동하는 도로의 출입문 등의 자산에 대한 물리적 개선 작업.;

c. 입구, 문, 천장, 창문, 실내 벽, 파티션, 바닥, 아스팔트 표면 및 경계선의 유지보수, 수리 및 교체작업.

d. 계량기나 주요 밸브로부터의 상수도 및 전기 관련 파이프, 수도관 및 배수관 및 조절 장치의 유지보수 및 수리 작업.;

e. 경계의 유지보수 및 수리 작업, 정원 관리, 대지 및 나무의 유지보수 작업;

f. 임차인의 요청에 따라 임대인이 설치한 물건의 유지보수, 수리 및 교체 작업.;

g. 계단, 배수관, 하수관, 배수로 및 파이프의 수리 및 교체 작업;

h. 외부 마감재와 건물의 외관 수리;

i. 토지의 일부분에 포장이나 표면 처리된 콘크리트 또는 다른 하부 기반의 부분을 좋은 유지 상태로 유지 및 수리하는 작업, 이는 실내 바닥 슬라브, 주차장, 주택지역 및 좁은 도로를 포함.;

j. 배관, 수도관 및 하수관 유지 보수 관리;

k. 조경 관리.

l. 지하 저장 탱크 및 부지내 내부, 위 또는 아래에서 발생하는 오염물질 또는 폐기물 방출 처리에 사용되는 모든 치유 시스템의 유지보수, 관련 법규 및 규정 및 고도의 산업 폐기물 관리 기준에 부합하는 방식으로 해당 폐기물 처리;

m. 부지 및 주변 영역의 24시간 보안 업무 관리; 순찰 근무 관리 포함. 보안 관련 경보에 대한 적절한 대응 및 주변 순찰 업무 관리.

Site Lead (Assistant Facilities Manager)

MAJOR RESPONSIBILITIES

• Client Support
  • Attend weekly business meetings (facility operation consulting, status reporting, reporting on changes, etc. - Conference call)
  • Set up annual operational management budget plans and prepare purchase orders
  • Respond to client requests (reviewing operational approaches, examining facility and equipment operations, supporting reports in English and email responses)
  • Manage communication channels and support coordination with landlords
  • Proactively address various issues and manage complaints
• Client Agency Support
  • Handling various rental-related tasks and responsibilities (government offices, police stations, fire stations, etc.)
  • Selecting maintenance and consumables suppliers, managing contracts, and executing expenditures
  • Supporting FM services (supporting supplementary tasks, purchasing consumables, managing utility expenses)
  • Managing various facility-related tasks and vendors (freight elevators, rack systems, lighting fixtures, electric vehicle charging stations, waste disposal companies, recycling services)
  • Supporting and coordinating warehouse operations (Samgu ENC), freight vehicle management (Hanjin Logistics), employee cafeteria, and other facility-related tasks
• Other support
  • Providing escort/greeting visitors and center briefing support for VIP visits (global headquarters and branch representatives)
  • Supporting and consulting on ESG management (energy conservation, environmental management, etc.) and coordinating with Benz headquarters and branches
  • Providing FM support for additional leased logistics centers (such as the Yongin International Logistics Center), including procurement of security equipment and supplies
  • Maintaining and managing outdoor areas during inclement weather conditions, such as rain or snow, and overseeing center landscaping
  • Managing and improving working conditions (temperature, humidity, etc.) for center workers양식의 맨 위

Requirement

• 1st Class Fire Safety Manager
• Preference for candidates with experience as building facility team leader or mechanical team leader.
• English skills in writing, reading, listening and oral.

SCOPE OF WORKS

1. Scope of Property Management including below but not limited to

a. Providing services relating to the maintenance; administration and day-to-day management of the property;

b. Use its best endeavours to ensure a smooth and efficient operation between on-site maintenance and on-site management activities;

c. Use its best endeavours to ensure that all laws, regulations, requirements and guidelines relating to occupational health, safety and environment matters for the property are complied with;

d. Ensure that key personnel each have full, property and skilled assistance in the performance of their duties;

e. Ensuring quality control of all maintenance and repair actions on all services associated with the property;

f. Report to the LB designated PM, as regularly as required, on building operations, including notable plan and equipment issues, general repair and maintenance items, risk management issues, forthcoming capital expenditure items and others;

g. Appoint, control and supervise any on-site staff or contractors;

h. Undertake inspections of the property, as often as required to confirm correct operation, including the inspection of common areas and assessment of cleaning standards;

i. Liaise with tenant for operational with objective to ensure that tenant is satisfied with their a tenant environment;

j. Attend regular conference calls with the tenant to report any operating issues, and document the reports in English if necessary

k. Assist the tenant with the billing process and in drafting budget expenses to reflect tenant’s requirements

l. Purchase the consumables required by the tenant

m. Liaise with the tenant’s VIP if necessary

n. Implement and manage maintenance and service contracts, including tendering and analysis of maintenance contracts

o. Manage the tendering process and appoint all necessary subcontracts to deliver the overall building management function

p. In accordance with the relevant laws, licensed/qualified staffs must be assigned such as fire safety manager

2. List of Maintenance works including below but not limited to

a. The general upkeep of Load Bearing and non-Load Bearing Structures of the Premises; b. Physical improvements exclusively serving the property including, such as, dock and loading areas, truck doors;

c. Maintenance, repair and replacement of entries, doors, ceilings, windows, interior walls, partitions, superficial surface flooring, and asphalt surfaces and demarcation lines;

d. Maintenance and repair of piping and cocks, taps or valves of water and electricity from the meter or mains cocks with all that which forms part of the plumbing system;

e. Maintenance and repair of boundaries, as well as garden maintenance and maintenance of the grounds and of trees;

f. Maintenance, repair and replacement of property which has been or will be installed by lessor at the request of tenant;

g. Repair and replacement of staircases, stairs, mains, sewers, drains and gutters;

h. Exterior finishes and repair of the facades of the Premises;

i. Maintenance in good repair and condition of the areas of the concrete or other sub base of any portions of the underlying land which have been paved or surfaced, including interior floor slabs, driveways, parking areas and alleys;

j. Plumbing, water line and sewer lines;

k. Maintaining trees in healthy condition; and

l. Maintenance of underground storage tanks and all remedial systems used to deal with discharge of pollution or waste generated in, on or under the Premises and disposal of all such waste in a manner compliant with applicable laws and regulations and high standards of industrial waste management;

m. Twenty-four-hour security of the Premises and surrounding territory including but not limited to, providing sufficient guards for patrol, checking around when any alarm is activated
